Winston Park Northeast Condominiums were built from 1971-1979. It consists of nine separate three-story buildings governed by four separate condominium associations. There are approximately 200 individual units that range in size from one bedroom (790-930 sq ft) to two bedrooms and two baths condominiums that generally are 1035 square feet in size..
If the first law of real estate is "location, location!", then Winston Park has a lot going for it. It is situated on a large parcel of land (purchased at 1971 prices) in what is becoming an increasingly upscale Northeast section of St. Petersburg. It is located just three blocks east of the booming 4th street corridor with a wealth of restaurants and fast food outlets (many "healthy") as well as gourmet and specialty markets like Trader Joe's & Fresh Market. Moreover, just a few blocks east of Winston Park NE are located some of St. Petersburg's nicest single family residential neighborhoods.

The condominium buildings some complain are institutional looking, but they are well-kept and painted in attractive colors. The buildings surround a very large green area in rectangular pattern. In the center of this green area is an attractive large swimming pool area and clubhouse. The rear Florida rooms in most of the the individual units offer attractive views of this well-kept green space.
Considering its location in a very desirable neighborhood of Northeast St. Petersburg, resale prices at Winston Park NE were surprisingly low priced in the years following the 2008 housing crash. As with so many other local complexes, there were some foreclosures that depressed property prices. However, all that seems to have changed in the past year! During the first half of 2015 the selling prices of individual units ranged from about $40,000 to $70,000. As the many advantages of Winston Park NE, have apparently been discovered, sales prices have risen rapidly in the past year. Sales in the late spring and summer of 2016 have ranged up to $75,000 for one bedroom units. A nice but not exceptional 2 bedroom 2 bath unit went for $120,000 earlier this summer. As always, prices vary depending on how much a unit has been updated, whether the windows have been upgraded, and the condition of the AC and kitchen appliances, etc. etc.
The monthly HOA fees average about $300 or less which is comparatively modest considering the recreational facililties, well manicured green space, and both building and flood insurance they include as well as such utilities are trash, water, and basic cable. A majority of the units do come with assigned under roof parking.

The only pets permitted by most of the associations are cats under 15 lbs. Winston Park NE with its very nice recreational facilities, and club house has many opportunities for an active social life, especially during the winter and spring when the considerable contigent of "snow birds" are also in residence.
