Tampa Bay Convention Center as Seen from From Its back on Tampa Bay |
During the second Thursday in December I attended the 2016 Cooperator Expo for Western Floridaat the Tampa Convention Center. It is an annual event, and open to all HOA Board members in the greater Tampa Bay region as well as property managers, and other HOA decision makers. It was well worth the time.

There were over 100 exhibitors, all vendors and services particularly trying to reach the HOA market in the greater Tampa Bay region. These included property management firms, security devices and systems, landscaping and pool services, roofing, and driveway/road contracts. There were also representatives of several local law firms that specialize in condominium law. tech firms offering special software for HOA accounting and management. As Treasurer, I was especially interested in talking to several banks that offer services tailored to the HOA market from special reserves accounts to monthly HOA dues collection options. This commercial outreach shouldn't be surprising in a region where there are at least several thousand HOA's.
Besides exhibitors and a lot of opportunity for networking and conversation with Board members in other associations, they offered a number of educational seminars for HOA Board members. I found both a presentation by a condominium law attorney and another by compliance division representatives of the Florida Department of Business & Professional Regulation,Division of Condos, Timeshares, and Mobil Homes be especially valuable. They discussed HOA powers and duties and the individual Board members' rights and responsibilities. They emphasized the fiduciary relationship to all the unit owners that Board members have. They mentioned that too many of the complaints and cases they handle relate to the perception that some Board members may not put the interests of the whole complex above their own personal desires or interests.
